Overview

Vineyard near Saint-Emilion with a lovely house which has been fully restored to provide a very comfortable home and independant guest accommodation, all to a very high standard.

This vineyard consists of 1ha67 of vines aged from 40 to 80 years old. The vineyard is 90% Merlot and 10% Cabernet Franc.

The winery is very well equipped, built in 2008 it meets current standards. The wine equipment is sold with the property.

The main house is Gironde style, but modernized architecturally, offers an area of 750m² with 6 bedrooms and bathrooms. There is an indoor heated pool.

The garden around the house of about 1ha29 and a wood of 1ha11 which together with the vines add up to about 4 hectares in total.

Main House
The main house is set in a garden of 1ha29. close to Saint-Emilion it has a magnificent panoramic view over the vineyards thanks to its large french windows. The house offers on the ground floor a fitted kitchen of 25m², two dining rooms of 25 and 20m², a cellar of 12m², a wine cellar 7m², utility room of 20m², a utility room of 25m²and a gallery of 40m². Then an indoor pool with its own bathroom 70m², a bedroom with bathroom, dressing room and private terrace of 135 m². Upstairs are two bedrooms and bathrooms 45 m² each, a third bedroom 50m²with bathroom and a fourth bedroom 58m²with his bathroom and private terrace. VIneyard
The vineyard is 1ha67 in an excellent appellation and farmed by "agriculture raisonnée", planted 90% in Merlot and 10% in Cabernet Franc. Excellent exposure as the land is south facing. Natural soil drainage on gentle slopes. The vines are between 40 and 80 years old and have an average production of 45HL = 6000 bottles / year. The winery of 150 m² was built in 2008. The vats are thermoregulated stainless steel. The cellar can store the 20 barrels necessary for the aging of wine. There is also a barn for equipment. The property is sold with the wine equipment. There are two septic tanks of 3000L each with a Bamboo plantation for treatment of effluents. Marketing of wine in France is mainly in wine shops and restaurants. Abroad on the U.S. market (15% ), China (10%) and Europe
(10%). The sale price of the bottles is between 20 and 25 € without VAT. The property has two trademarks and has received medals for the quality of the wine.
